Typical rear extension: 12–16 weeks. Loft conversion: 8–12 weeks. Fixed programme with weekly milestones.
“What if something unexpected is found?”
We include a 10% contingency for unknowns. If we don’t use it, you don’t pay it.
“Do you handle planning?”
Yes — in-house architects manage all applications. 97% approval rate across London.
“Do I need planning permission for an extension?”
It depends on the size and your property type. Many rear extensions fall under Permitted Development, but conservation areas and listed buildings usually require full planning. We assess this at the first visit.
“What does a party wall agreement involve?”
If your build is on or near a shared boundary, a Party Wall Act notice is served to neighbours. We manage the full process including surveyor appointment and schedule of condition.
“How much does a typical loft conversion cost?”
In London, a dormer loft conversion typically ranges from £65,000 to £120,000 depending on size, finish level and structural requirements. We provide a fixed-price quote after survey.
“Can you work on listed buildings?”
Yes. Our heritage team has completed over 40 listed building projects. We handle Listed Building Consent applications and work to conservation officer requirements.
“Do you offer a warranty?”
Every project comes with a 10-year structural warranty plus 2 years on fixtures and finishes. We also carry £10M professional indemnity insurance.
“Can I stay in my home during the build?”
For most extensions and loft conversions, yes. We phase the work to keep disruption minimal. Basement projects or full refurbishments usually require temporary relocation.
